“How long will it actually take?”

It’s the question every client asks us in the very first meeting — usually right after “how much will it cost?” And it’s a fair question. You’re not just building walls and a roof. You’re putting your savings, your weekends, and a fair bit of your sanity into this. You deserve a straight answer, not a vague “it depends” or an overly optimistic number designed to win the contract.

So here it is — a realistic, stage-by-stage breakdown of how long house construction actually takes in Mysore in 2026, based on what we see on our own sites week after week.

Short answer: for a standard G+1 (ground + 1 floor) home on a 30×40 or 30×50 site, expect 12 to 15 months from the day you sign the contract to the day you get the keys. A larger G+2 villa can stretch to 16–20 months. Add a 15–20% buffer on top of whatever number your builder gives you — more on why below.

Now let’s break that down stage by stage.

Stage 1: Approvals & Planning — 1 to 3 months

This is the stage almost every homeowner underestimates, and it’s the one that quietly eats the most time if you’re not prepared.

Before a single brick is laid, you need:

Here’s the good news for Mysore specifically: if your plot is a standard 30×40 or 30×50 site, MUDA’s self-certification scheme can get your plan sanctioned almost instantly once your documents and drawings are in order — a real advantage over many other Karnataka cities where this still takes weeks of back-and-forth. Larger or irregular plots, or anything needing a land-use change, will take longer and should be budgeted at the full 2–3 months.

Our advice: start this paperwork the moment you’ve finalised your plot — not after you’ve picked your tile colours. Most delays at this stage come from incomplete documents, not government slowness.

Stage 2: Site Work & Foundation — 1 to 2 months

This is where things start to feel real. The crew clears the site, marks the layout, and digs.

Soil type matters a lot here. Mysore’s red soil and rocky patches in areas like Vijayanagar and Hebbal behave differently from the looser soil you’ll find closer to Kuvempunagar or the outskirts. A good contractor tests before designing the foundation — not after.

Realistic duration: 4–8 weeks, assuming no major soil surprises.

Stage 3: Superstructure (RCC Frame) — 2 to 4 months per floor

This is the stage that gives you the most visible progress, and honestly, the most satisfaction. The skeleton of your house goes up.

For a single-storey (G+1) home, this typically runs 3–4 months for the ground floor slab and another 2–3 months for the first floor. Add a floor, add the time — there’s no shortcut here, and any contractor who promises one is cutting corners on curing.

Realistic duration for G+1: 4–6 months total for the full frame.

Stage 4: Masonry, Plastering & MEP Rough-in — 2 to 3 months

Once the frame is up and cured, the walls come next.

This stage moves faster than the RCC stage because multiple teams can work in parallel — masons on walls while electricians run conduits on the floor below.

Realistic duration: 8–12 weeks.

Stage 5: Finishing & Interiors — 3 to 5 months

This is the longest “invisible progress” stage — the one where homeowners often feel like nothing is happening, when actually a huge amount of detailed work is underway.

Custom interiors are the single biggest variable here. A standard finish package wraps up in around 3 months. Add modular kitchens, imported fittings, or a lot of custom carpentry, and this can stretch to 4–5 months.

Our advice: lock your finishing choices — tiles, paint shades, fittings — before this stage begins, not during it. Mid-stage changes here cause more delay than almost anything else in the entire build.

Stage 6: Final Inspection & Handover — 2 to 4 weeks

The last mile.

This stage is short, but don’t skip the walkthrough. A thorough snag list now saves you a dozen awkward phone calls to your contractor six months later.

So, Putting It All Together

What Actually Causes Delays (And How to Avoid Them)

In our experience, it’s almost never the “big” things that derail a timeline. It’s usually one of these:

Monsoon timing. Mysore’s monsoon (roughly June through September) slows excavation, foundation work, and any exterior masonry. If you can, time your foundation and RCC stages to land in the dry months — October to March is the ideal construction window here, just like across most of Karnataka.

Mid-project design changes. Shifting a wall, adding a room, or changing the staircase position after the structural drawings are finalised doesn’t just cost money — it can send you back to the drawing board for weeks.

Incomplete documentation at the approval stage. This is the single most avoidable delay on this entire list. Get your khata, title deed, and tax receipts in order before you even finalise your architect.

Unrealistic contractor promises. If someone quotes you 8 months for a full G+1 house with a decent finish, ask hard questions. It’s not impossible on paper, but it usually means corners are being cut on curing time or quality checks.

Our rule of thumb: whatever timeline your contractor gives you, add 15–20% as a buffer. If they say 13 months, plan your life — your rental lease, your loan EMIs, your moving date — around 15.

How Zenith Keeps Builds on Track

Over 11+ years of building across Mysore and Bangalore, we’ve learned that the timeline isn’t won or lost during construction — it’s won or lost during planning. That’s why every Zenith project starts with thorough documentation support, realistic stage-wise scheduling, and project managers who track progress against the calendar, not just against the budget.

We won’t tell you your house will be ready in 8 months if it genuinely needs 13. We’d rather give you a number you can actually plan your life around — and then beat it.
